- The SELLER undertakes to respond to any offer before Friday, January 20, 2023, 1 p.m.

- The 3rd bedroom located on the 2nd floor is not a closed bedroom. It will be easy to add a wall to make it a more private space, with its 3 windows and the wardrobe or even use it as a large office.

- You will find on the ground more than 75 varieties of perennials offering flowers from spring to the first snow as well as several fruit shrubs;

- The basement is on a concrete floor. There is the washer-dryer installation, a practical workbench, a wood stove, a cold room, additional storage and a practical door giving access to the backyard;

- Ask your broker for the list of possible uses by the Municipality. It is the responsibility of the buyer to verify the destination he intends to give to the building;

- Non-exhaustive list of improvements made by the SELLER since 1966:
- replacement of septic installations and addition of a pump in the artesian well (2011);
